Property Controller (New York) |
Property Controller for real estate company.
Salary 80k- 95K Base plus Bonuses
(Total comp. around 110k) Guaranteed Bonus of 10k!

Responsibilities:
Act as liaison between Finance and other departments.
Establishes full understanding of all partnership, management agreements and loan agreements, ensuring full compliance with all loan documentation and that financial statements accurately reflect the terms of such agreements.
Work with tax department and tax firms to ensure all tax regulations (UNICAP, 704B, etc.)
Review accruals prepared by Building Management Office to determine proper accounting standards are followed.
Prepare Monthly Reports (capital availability, capital expenditure).
Prepare monthly workpapers for accrual and US GAAP based books and records including the review of accruals, roll forward of fixed assets etc.
Review and evaluate current and future cash requirements.
Review bank reconciliations prepared by a third party.
Review MRI lease profiles and retroactive billing adjustments.
Prepare check requests for legal, accounting, and tax services.
Review and voucher corporate allocations and supervision and coordination fees due Manager.
Prepare workpapers for accrual and US GAAP and/or US Tax based books and records including the review of accruals, roll forward of fixed assets, calculation of straightlined rents etc.
Prepare/review quarterly US GAAP (or US tax if necessary) financial statements for investors and lender requirements.
Use reforecast information prepared by Property Management to complete US GAAP projections to the Fund accounting group and, when necessary, tax projections through associates’ level for the tax group.
Prepare quarterly compliance testing as requested by fund level debt institutions.
Update FAS 13 and FAS 141 schedules, where applicable, in conjunction with quarterly workpapers and financial reporting.
Prepare quarterly distributions to owners.
Upon completion of the annual budget, prepare US GAAP and US Tax projections for all appropriate legal entities related to assigned properties/projects.
Provide appropriate information to Regional Financial Directors/Asset managers for any meetings or written communication they may have with leaders and partners
Prepare annual audited financial statement for property and upper ties entities as required.
Prepare/review escalation work papers including tenant adjustments and letters.
Prepare annual tenant escalations for retroactive charges/credits.
Provide answers and any required supporting documentation to tax consultants and auditors
Prepare annual projection of partner distributions.
Prepare TC201 and RPIE filings for New York properties.
Requirements:
5 years experience in public accounting and/or real estate accounting.
Auditing experience with emphasis on Real Estate and CPA accreditation (CPA not required)
Ability to operate computer system and effectively input and download pertinent information.
Ability to, and has sufficient knowledge of computer software currently utilized by the Company.
Must have good Excel skills. MRI a plus. |
